Ottawa Real Estate Market Update | February 2026

Spring may still be around the corner, but the Ottawa market is already starting to warm up.

While year over year statistics remain relatively steady, average sale prices increased 4.8% compared to January, a strong sign that buyer confidence is returning as we head into the spring market.

Across the region, 715 homes sold in February with an average price of $668,705. Detached homes averaged $873,489, while townhomes averaged $619,135. Condo prices also saw slight upward movement to $430,074.

Inventory continues to build with 2,649 active listings, giving buyers more selection than we have seen in recent years. Months of inventory currently sits at 3.42, creating a more balanced environment where buyers have the breathing room to make thoughtful decisions while sellers continue to see steady activity.

With the spring market approaching, it will be interesting to see how momentum builds over the coming months.

Ottawa Market Update January 2026

With active inventory rising to over 2,400 homes, the market has clearly shifted. What once felt like a rush has evolved into opportunity.

Buyers are seeing what they have been waiting for. More selection, more time to evaluate options, and more room for proper due diligence. Months of inventory has increased to 4.41, bringing greater balance and clarity back into the market.

While average prices have stabilized across most segments, detached homes continue to show resilience, averaging $828,161 in January. Condos and townhomes are seeing more movement in inventory, giving buyers additional leverage and choice.

The takeaway is simple. This is no longer about speed. It is about strategy.
