In October home sales slowed down. There was a total of 408 units sold, making this the slowest October since 2010. Year-to-date sales, sales have declined 12.4%. We saw a rise in new listings. Causing the sales to new listings ratio to be relatively low. Low sales and high volume of new listings, translates to increase supply. This is good news for buyers who now have more choices and flexibility in their purchasing process. Months of supply has risen to 4.6 months, due to fewer sales combined with increased inventory. 📊📈

July’s summary of each property type and their performance in the Hamilton market.

One thing to note is that we’ve seen the unadjusted benchmark price reach $813,000 in July. A slight increase when comparing to last month in June $810,300 and quite similar to May’s which reached $813,800.

When it comes to the property types in Hamilton, apartments, row, and semi-detached home sales improved over last year. Their improvement over last year’s sales helped offset the pullback in the detached home sales. Even though inventories trended up over June across all property types, it’s actually only the apartment sector that reported higher inventory levels than in 2022.

The months of supply has increased across all property types compared to last month. But despite this increase, there has been no price adjustments. The tightest conditions remain in the semi-detached sector with 1.85 months of supply. When comparing to last month in June, the benchmark price remains comparable across all property types. When comparing to last year, July 2022, only apartment types and row types fell below.

July Stats for the Hamilton Region!

In the month of July Hamilton had 470 sales and 1,114 new listings. The sales to new listings ratio fell to 42% in July, from a gain in inventory levels. While inventory levels rose, they remain below the previous year’s long-term trends. A major contribution to the gains in inventory is attributed to homes priced between $300,000 and $600,000. After comparing the rising inventory levels to sales, there was an increase to months of supply from 1.8 months in June to 3 months in July. While the months of supply was trending up for all regions in July, it was only Hamilton Centre, Hamilton West, and Dundas that reported a month of supply higher than last year.

The year-to-date sales and new listings levels have dropped lower than last year’s in all the areas of the Hamilton Region. The areas that saw a rise in inventory levels compared to last year’s are the following; Ancaster, Stoney Creek, Flamborough, Hamilton West, and Hamilton Centre.

Quick summary of each property type and their performance in May’s Market.

The year-over-year sales growth this month was primarily driven by gains for Row and Apartment-Style properties. Detached Properties remained stable in May but are below typical levels, as higher-priced homes are less affordable to Buyer’s due to higher lending rates. We can also see that new listings have slowed across all property types, keeping inventory lower than last year. However, the Detached sector remains relatively balanced, with a sales-to-new-listings ratio of 56%.

Unadjusted Detached benchmark prices rose over $6000 this month to $869,600. A significant gain from $806,000 reported back in January but still below the peak levels we’ve seen in early 2022 prior to BOC’s consistent rate hikes. Interestingly enough, recent price gains are comparable to what was reported at the end of 2021.

Take a look at the May 2023 Hamilton Region Stats!

The sales in the Hamilton region reached 750 units last month. This is an increase both over the previous months and last year’s levels. Even though new listings improved over last month, supporting some monthly inventory gains, inventory levels remained below last year’s levels resulting in some tightening in the market.

In May we saw the unadjusted benchmark price reach $813,800, which is a gain of $8,000 over the previous month. This was a significant improvement compared to the start of the year when January’s benchmark price sat at $756,900. The monthly gains are likely a result of tighter market conditions compared to the second half of 2022. Prices remain about 12% lower than May 2022 levels but still higher than prices reported in the Spring of 2022.
