My newest listing! A legal 6-plex in a great location near downtown Dartmouth.

Add this legal non-conforming six-unit building to your investment portfolio! The property consists of four two-bedroom units and two one-bedroom units, three of the 2 bedroom units come fully furnished—providing opportunities to generate higher rents. The two lower units are also equipped with ductless heat pumps. Located near historic downtown Dartmouth, Sullivan’s Pond, and nearby parks and trails, this charming building sits on a corner lot with an six-car parking area at the rear which is rare for the area and two additional road parking. This provides potential for additional parking income or future development, subject to municipal approval. Nearly $200,000 in improvements have been completed since 2022, including updated bathrooms and kitchens featuring quartz countertops. The building retains plenty of its original character, with high ceilings, crown moulding, fireplaces in the spacious living rooms. The property was appraised in June 2026 using a 5.5% capitalization rate, offering instant equity on the buy, immediate cash flow, and multiple opportunities to increase future income/value-add. All leases are fixed-term and run on a September-to-September cycle, with tenants responsible for their own electricity. Don’t miss this opportunity to add an incredibly charming and income-producing property to your portfolio.
