Halifax multi-unit, year over year.

Sales: 119 down to 102.
Median price: $697,500 to $697,700. Flat.
Median days on market: 15 to 30. Doubled.

Fewer buildings traded, they took twice as long to sell, and the price did not move.

Buyers got their time back. They did not get a discount.

There are 99 buildings listed today at a median ask of $849,900, against 102 that sold all year. Sellers are asking about 22 per cent above where buildings are actually closing.

That gap is the negotiating room.

I have owned income property in Nova Scotia for 23 years. I started nine years before I got my real estate licence.

Here is the order I work in on a building, mine or a client's.

The rent roll against market first. Every unit — what it pays, since when, fixed-term or periodic. Then what the same unit would ask today. The gap is the deal.

Then the leases themselves, not a summary. Then the heat and who pays for it. Then water entry and the roof. Then the panel. Then whether that third unit is actually legal.

Only then does price get interesting.

Most buyers do it backwards. They start with the kitchen and end with the leases.

102 small multi-unit buildings sold in Halifax Regional Municipality in the last twelve months.

Median price: $697,700.

Here is the part most people miss. Per door, a triplex is the cheapest way into HRM multi-unit — roughly $270,000 a door, against $320,000 for a duplex and $350,000 for a fourplex.

And almost nobody shops for one. Everybody wants the duplex.

Sixty-one of those 102 sales were duplexes. Twenty-three were triplexes.

That gap is where the value is.

Two identical fourplexes. Same street. Both asking $1.4 million.

One has four tenants in place eight years at $1,150. The other turned over last year and sits at market.

Same building. Same price. The first one earns about 30 per cent less, and there is no legal way to close that gap until tenants choose to leave.

Nova Scotia caps rent increases at 5 per cent a year, once per twelve months, with four months' written notice. That cap runs to 31 December 2027.

The rule that matters: the cap follows the unit, not the tenant. While a tenancy continues, rent moves 5 per cent a year and no more. When a unit turns over on its own, you set the new rent wherever the market is.

That does not make the capped building a bad buy. It makes it a different buy. You are purchasing a discount to future income. What you need to know is how long the wait is and what it costs you to carry.

What you cannot do is pay for market rents and receive capped ones.

Here's the math on 168 Highway 307 in Wentworth.

$534,900 for 2,079 square feet, three bedrooms, two full baths, 1.95 acres, a heated double garage, and a deeded neighbour that is a land trust rather than a subdivision.

Run the same number closer to the Halifax core and the square footage drops, the lot shrinks, and the garage usually disappears entirely.

The tradeoff is the drive. If the ski hill and the trail network are already part of how you spend your winter, the drive stops being a cost.
