New construction and resale are not the same decision. Most buyers find that out too late.

Resale has gotten more interesting in 2026. Inventory is up, conditions are back, and motivated sellers exist again. Established neighbourhoods, mature trees, and a known location. If you have a firm timeline, resale gives you control over possession.

New construction is a different value proposition. You are not inheriting someone else's choices or their deferred maintenance. Modern finishes, full warranty, better energy efficiency, and you are locking in today's price in a community before it fills in. A full new build runs about 10 months from the date you sign the contract.

New construction in HRM is rarely a first time buyer decision. Entry prices are higher and most buyers going that route are on their second or third home, rolling existing equity into something built exactly the way they want it.

Three questions that usually make the decision obvious:

- Do you have a firm move-in date?
- How much do modern finishes, customization and a warranty matter to you?
- Are you thinking about long-term value?
