Halifax has an unusually high concentration of century homes, and if you are searching for a property here, you will almost certainly come across one within your budget.

Built with old-growth lumber, plaster walls, hardwood floors, and trim work installed by tradespeople whose primary craft was shipbuilding, these homes were built to last. Many of the best examples sit on established streets with mature trees and walkable access to most of what the city has to offer.

Water heating accounts for a significant portion of what Nova Scotia households spend on energy each year, and NS Power rates are among the highest in the country, so the type of system you have matters.

A standard electric tank runs continuously to keep water warm whether you need it or not.

A tankless on-demand system heats water only when you use it, which can reduce water heating energy use by roughly 24-34% compared to a tank.

A heat pump water heater goes further, using 50-70% less energy than a standard electric heater, according to Nova Scotia Power.

Energy-efficient homes are selling faster right now because buyers are actively looking for them.

When someone can see that a home costs less to heat, less to cool, and less to maintain, they have fewer reasons to hesitate. Lower utility costs, better insulation, and energy upgrades all factor into how buyers weigh long-term value against purchase price.

When buyers already understand the value of what they're looking at, the decision to make an offer comes faster.

Canada's new First-Time Home Buyers' GST/HST Rebate could put up to $50,000 back in your pocket on a newly built home. Here's what you need to know.

Canada already had a federal GST rebate, but it maxed out at $6,300 and phased out completely once a home's value hit $450,000. Given where new home prices are today, most buyers received little or nothing. This new rebate was created to close that gap.

For eligible first-time buyers, it eliminates the GST or federal portion of HST on homes valued up to $1 million, and partially reduces it on homes between $1 million and $1.5 million. At $1.5 million and above, no rebate applies. The two rebates also work together, with the new one topping up the existing one. I walk through specific examples on the blog.
