Niagara Got Hit Hard Over The Past Week! 👎

🚨 BASEMENT FLOODING: WHAT TO DO 🚨

1️⃣ Stay out of the basement.
Do not touch water, outlets, appliances, the furnace or electrical panel. Assume the water may be electrically charged.

2️⃣ Keep children and pets away.

3️⃣ Call 911 for sparks, smoke, gas odours, structural damage, rapidly rising water or anyone trapped.

4️⃣ Call the proper professionals.
Contact your hydro provider or a licensed electrician, followed by a restoration company and plumber.

5️⃣ Call your insurance company.
Take photos and videos from a safe location and record where the water appears to be coming from.

⚠️ Do not use a shop vacuum, extension cord, generator or appliance until the area is confirmed safe.

IS IT COVERED?

Water entering through a window well, basement door or foundation opening may require overland-water coverage.

Water coming through a floor drain, toilet or sewer line generally requires sewer-backup coverage.

Sudden pipe or appliance failures may be covered, while ongoing leaks, seepage and poor maintenance may not be.

Do not remove drywall, flooring, equipment or damaged belongings before documenting everything and speaking with your insurer. Cleanup does not automatically void coverage, but destroying evidence may affect your claim.

🧾 Keep all receipts, reports, photos, warranties and repair invoices.

🛠️ To help prevent future flooding:

• Ask your municipality about backwater-valve or flood-prevention rebate programs
• Add a battery backup to your sump pump

🏡 When selling, disclose known basement leaks or flooding and provide proof of professional repairs. Failing to disclose a known hidden defect can lead to legal action after closing.
