If your first home is newly built, the GST may be fully rebated.

Up to $1,000,000, that’s a full rebate to a maximum of $50,000.
Between $1,000,000 and $1,500,000, it scales down. Above that, nothing.

For most first-time buyers in Golden, that first number is the one that matters 🙌
For perspective: the old rebate maxed out around $6,300. This isn’t an adjustment to an existing program. It’s a different program entirely.
Three conditions, none complicated: you’re a first-time buyer, the home is new or substantially renovated, and it’ll be your primary residence.
Here’s what it actually does. Skip the surprises that come with 30 years of previous owners’ decisions. Go in with a clearer picture of what your first decade of ownership costs. Your down payment, your monthly carrying costs, and your equity five years from now all shift with it.
And the old instinct to avoid GST by buying resale doesn’t really apply anymore. New builds now sit much closer to resale on price, so you’re free to weigh condition, layout and age on their own merits.

Right here in Golden, Timber Ridge qualifies for this rebate. It’s new construction, in town, which means it’s eligible today, not eventually.

Timber Ridge gives first-time buyers something this market rarely offers all at once: functional layouts, a realistic entry price, and walking distance to town.

Townhomes here range from cozy two-bedroom layouts up to more spacious three and four-bedroom plans, built with the same warm modern finishes you’d expect in a much bigger price bracket.

Sold, and what a spot to land. 🗻
Congratulations to the new owners of a condo up at Kicking Horse. You picked the perfect moment to get the keys 🔑

Right now the hill is all summer. Alpine hiking, the gondola running, dinner at the top, and light that hangs on until almost ten.

Most people only know this place in ski boots, and honestly summer up here is the best-kept secret in Golden.

And then in a few months the snow comes back.

Ski in, ski out, and a short walk home when your legs are completely done. Not a bad way to spend a winter.

A big thank you to Bill Braisher for being so great to work with on this one. Smooth from start to finish, and that makes all the difference for buyers.

Five small updates that pay off in Golden. No full reno required.

You don't need to gut a kitchen to fall back in love with your house or to attract buyers. If you're thinking about listing in the next year, these are the ones buyers here actually notice.....

Lighting first: We lose direct sun early behind the mountains, and December daylight is short. Warm layered lighting on dimmers is the difference between a home that feels cozy in January and one that feels dark.

Then floors, in the rooms that take the most traffic. Waterproof vinyl plank in the entryway and mudroom isn't a compromise here. With ski boots, mud season and dogs, it's the right call.

Kitchens rarely need gutting. Paint the cabinets, change the hardware, and you've transformed the room overnight. Buyers coming from Calgary are shopping for a mountain home, not a condo kitchen.

Windows: If you can see the Purcells or the Dogtooth, do not cover that view ;)

And that chair you love with the fabric you don't? Re-upholstering costs less than a new set, and could have a big impact!
