April numbers are in for the GTA, and the market is shifting quietly, but meaningfully.

Home sales were up 7% compared to last April, while new listings dropped over 9%. That combination tightened market conditions through the first full month of spring, and it’s starting to matter.

The average GTA home price came in at $1,051,969, down 4.9% year over year. But the bigger story is that different segments are behaving very differently.

Detached homes held up relatively well, particularly in the 905, averaging $1,372,688 across the GTA. Condos remain the softest part of the market with condo apartment prices down roughly 7-8% year over year, sitting at an average of $635,653, and buyers in that segment still have real negotiating power.

Last week, the Bank of Canada decided to hold their policy interest rate at 2.25%. Lower borrowing costs and improved affordability have started bringing more buyers back this spring. With inventory tightening and sales rising, this is no longer the same market buyers were seeing several months ago, but it’s not a runaway seller’s market either. The window of opportunity looks different depending on which side of the transaction you’re on. Either way, strategy matters more than the headlines right now.

March numbers are in for the GTA, and the picture is more nuanced than most headlines will suggest.

Sales were up 1.7% compared to March last year. That is a positive signal. But the more interesting number is on the listing side: new listings dropped nearly 17% year-over-year. Fewer sellers are coming to market right as more buyers start to show up. That kind of dynamic quietly tightens conditions even when prices are still falling.

And prices are still down. The GTA average came in at $1,017,796, about 6.7% below March 2025. Buyers still have real negotiating room, and that is worth acknowledging.

That said, the two halves of this market are not telling the same story.

Detached home sales were up over 5% from last year. That segment is seeing genuine demand return. Buyers who have been on the sidelines waiting for prices to soften are starting to act on freehold homes, particularly in the 905.

Condos are a different conversation. Condo apartment prices are down around 9% year-over-year and the inventory situation is still buyer-friendly in that segment. If you are open to a condo, your negotiating position is stronger than it has been in years.

TRREB noted that if the tightening trend from March continues through the spring, we could start to see prices level off. That is not a guarantee, but it is worth paying attention to if you have been sitting on a decision.
