Home sales were down 8.7%** compared to last July, while the benchmark price increased 6.7% to $344,000.

There were fewer new listings, but more homes available overall, keeping the market balanced with a slight tilt toward sellers.

Townhouses had a strong month, with sales up **48.8% and the benchmark price up 7.8% year-over-year.

For buyers, there’s more inventory to choose from. For sellers, prices are still holding, but with more competition, pricing your home properly matters.

One of the most memorable sales I've been involved in wasn't the first offer...
..or even the second.

It was the **backup to the backup offer** that ultimately bought the home.

Lately, I've been noticing something similar in today's market.

I've called to book several showings only to find out a home has an accepted offer. Then, a couple of weeks later, I see that same property back on the market because the first deal didn't come together.

It's a reminder that **an accepted offer doesn't always mean the sale is guaranteed.**

For buyers, that means don't automatically cross a home off your list just because it has an accepted offer or it's conditionally sold. Depending on the circumstances, a backup offer may be an option worth discussing with your REALTOR®.

For sellers, it highlights the value of having a strong backup strategy. If the first agreement falls apart, having another qualified buyer already in position can save valuable time and help keep your sale moving forward.

🏆 When I'm hired to market and sell a home, my job isn't over when the first offer is accepted. If it makes sense for my clients, I'll continue working to secure backup offers because I've seen firsthand that deals don't always make it to closing—and being prepared can make all the difference.

Real estate isn't always as straightforward as it looks from the outside. Sometimes, patience and the right strategy are what get the job done.

Communication Can Make or Break... or Delay a Closing

There are dozens of moving parts between an accepted offer and closing day.

Recently, I encountered the same issue twice in one day. In both cases, paperwork hadn't been forwarded to the lawyer. One closing was delayed, while the other was caught just in time.

It may seem like a small detail, but it is not. Every step in the closing process depends on the one before it. A missed email, delayed document, or lack of communication can create a ripple effect that impacts buyers, sellers, lawyers, lenders, movers, and everyone working toward possession day.

One of my responsibilities as your REALTOR® is staying on top of deadlines, following up with everyone involved, and helping keep your transaction moving forward as smoothly as possible.

A smooth closing doesn't happen by chance. It happens when everyone involved communicates, follows through, and pays attention to the details.
