Just pulled the sales numbers for Fort McMurray (Jan 2021–Aug 2026, based on 6,999 listings) and 𝟮𝟬𝟮𝟲 has been showing some serious momentum:

🔹𝗠𝗮𝘆 𝟮𝟬𝟮𝟲: 142 sales (vs. 111 in 2025)
🔹 𝗝𝘂𝗻 𝟮𝟬𝟮𝟲: 146 sales (vs. 122 in 2025)
🔹 𝗝𝘂𝗹 𝟮𝟬𝟮𝟲: 147 sales (vs. 109 in 2025)
🔹 𝗔𝘂𝗴 𝟮𝟬𝟮𝟲: 120 sales (vs. 110 in 2025)

We’ve consistently outpaced last year’s numbers since spring, and by a wide margin through the summer months.

So what about 𝗦𝗲𝗽𝘁𝗲𝗺𝗯𝗲𝗿?
Looking at the last two years, the Aug-to-Sep transition has actually held steady or ticked up slightly (2024: 105→109, 2025: 110→111) — a shift from the sharper seasonal drop-offs we saw in 2021-2023. If that pattern holds and 2026’s momentum carries through, I’d expect September to stay strong, likely landing somewhere in that 𝟭𝟭𝟱-𝟭𝟯𝟬 𝗿𝗮𝗻𝗴𝗲.

𝗕𝗼𝘁𝘁𝗼𝗺 𝗹𝗶𝗻𝗲: this market hasn’t been slowing down the way it used to this time of year. If you’ve been sitting on the fence about buying or selling, now’s a great time to talk strategy. 📲

Fort McMurray’s residential market saw positive year-over-year movement in August, with sales increasing while average prices also continued to rise. With fewer new listings and lower inventory levels, market conditions remained active and competitive.

• Last month’s sales were 8.4% higher than a year before.
• There were 15% fewer homes listed than the previous year.
