The Bank of Canada held rates again today, keeping the overnight rate at 2.25% and bank prime at 4.45%.

What does that mean for borrowers?

šŸ  Variable-rate mortgages & lines of credit stay the same
šŸ“Œ No direct impact on fixed mortgage rates

Today’s decision comes as the Bank continues to balance some opposing economic signals. GDP & inflation are both up, which could support a rate increase, but ongoing tariff uncertainty continues to weigh on the outlook.

Most economists are expecting rates to remain on hold through the end of 2026, and potentially into early 2027, with increases possible later in 2027.

But we’ve heard predictions like this before. Economic conditions can change quickly, so for now, it’s still very much a wait & see.

One thing worth watching: variable rates are currently pricing roughly 0.5%–0.9% below fixed rates. For the right borrower, with the cash flow & financial flexibility to handle potential changes, variable can be a very compelling option right now.

Your realtor is helping you navigate the purchase and your contract.

Your mortgage broker can make sure you understand how your insurance and any potential delays could affect your financing. And when legal questions come up, that's where your lawyer or notary comes in.

The goal isn't to rush a purchase because wildfire conditions are changing. Quite the opposite. It's about asking questions early, knowing what protections are available and making informed decisions with the right people around you.

As expected, the Bank of Canada announced another hold today, marking its sixth consecutive rate hold. That means there’s no change to the prime rate, so variable-rate mortgages remain unchanged.

While today’s announcement wasn’t a surprise, it does reinforce what we’ve been seeing for a while now. If rates continue to hold, the discounts available on variable-rate mortgages are becoming more attractive for the right borrower.

Every mortgage strategy is different, and whether fixed or variable makes the most sense depends on your goals, timeline, and comfort level with risk.

A lot of things slow down in Fernie during the summer.
