CAN A LOCAL ELECTION IMPACT OUR HOUSING MARKET? 🗳️🏠

In Centre Wellington?

Absolutely.

As we prepare to elect a new Mayor and Council, housing and growth are going to be incredibly important issues.

Centre Wellington is under significant pressure to grow.

More homes.
More density.
More people.
More demand on infrastructure.

At the same time, we have a very real affordability challenge and need a broader range of housing options for the people who want to live here.

So what does our local Council actually have to do with real estate?

Quite a lot.

🏘️ Where and how we grow
What areas accommodate growth? How much density is appropriate? What types of housing do we encourage?

🏗️ Getting homes built
Planning processes, development approvals and local policies can influence how quickly new housing actually makes it from an idea to someone's front door.

🚰 Infrastructure
Growth requires roads, water, wastewater, parks, schools and community services. Housing can't simply be approved without considering the infrastructure required to support it.

🏢️ Density
Provincial housing policy is increasingly focused on creating more homes within existing communities — which means conversations about apartments, townhomes, additional residential units and intensification aren't going away.

💰 Affordability
We need to ask a bigger question than simply "How many homes are we building?"

What kinds of homes are we building — and who will actually be able to afford them?

None of this means a new Mayor or Council can magically make housing affordable or determine what your home is worth.

They can't.

But the decisions made at Township Hall over the next four years can absolutely influence what gets built, where it gets built, how quickly it gets built and what Centre Wellington looks like as it grows.

That's why this municipal election matters to housing.

This isn't about endorsing a candidate.

It's about understanding that growth is coming — and the people we elect will have an important role in deciding how we manage it.

🍂 THE FALL REAL ESTATE MARKET IS COMING… AND THIS ONE COULD BE INTERESTING.

Traditionally, spring is the hottest real estate market of the year.

Fall is usually a close second.

Summer vacations end. Kids head back to school. Routines return. And buyers and sellers who have been saying “maybe after the summer…” start getting serious.

But 2026 hasn't exactly followed the traditional playbook.

We honestly didn't get the typical spring market many expected but have had a much busier summer.

So what happens next?

🏠 Do prices remain stable?
📈 Does buyer activity finally pick up?
💰 Do prices start climbing again?
📉 Does all that inventory put more pressure on sellers?
🔑 Do we see more sales — or fewer?

I don't think anyone can confidently answer all of those questions yet.

And that's what makes this fall so interesting.

What we do know is that buyers are going to have choices, sellers are going to have competition, and pricing and strategy are going to matter enormously.

If you've been thinking about making a move and your goal is to be in a different home before 2027, the “we'll figure it out later” stage is pretty much over.

It's time to get serious.

🏡 446 NEW HOMES PROPOSED FOR BELWOOD

This is a big one for Centre Wellington.

A revised proposal for the former Fergus Golf Club lands near Belwood Lake has increased significantly — from 118 homes to 446 homes.

The proposal includes: • 446 residential units
• A redeveloped 18-hole golf course
• New publicly-owned water and wastewater infrastructure
• New drinking water wells
• Development on lands outside our existing urban centres

Not surprisingly, the scale of the proposal has generated a lot of conversation in Belwood. A group of local residents has organized a community meeting to discuss the development and what it could mean for the area.

👏 This is the kind of investment we love to see in Centre Wellington.

The Township of Centre Wellington has purchased 350 St. Andrew Street West in downtown Fergus for approximately $1.13 million, with the goal of helping bring more affordable rental housing to our community.

The site already has approvals in place for a four-storey mixed-use development featuring 36 residential units and ground-floor commercial space. The Township’s next step is expected to be finding an experienced partner to help bring the project to life.

This deserves some applause. 👏

Housing affordability isn't solved with one project or one idea. It takes municipalities, builders, developers, businesses and residents being willing to look at different types of housing in the right locations.

Adding rental housing right in the heart of Fergus, within walking distance of shops, services, employment and community amenities, makes a ton of sense.

We talk a lot about the growth coming to Centre Wellington. Thoughtful intensification and a greater variety of housing options need to be part of that conversation.
