The biggest story continues to be inventory.

There are simply more homes for sale than we’ve seen in years — and that’s giving buyers options.

Homes for Sale (End of April):
2024 → 152
2025 → 210
2026 → 226

Homes are still selling every week… but buyers are taking their time and being way more selective on price, condition, and value.

April Sales:
2024 → 54
2025 → 36
2026 → 31

Here’s where things really stand out 👇

That gap is why inventory keeps building — and why buyers don’t feel rushed right now.

Price-wise, things feel more stable overall… but the reality is 👇
👉 the homes that are selling are still feeling downward pressure

$500K–$750K → 23 sales
$750K–$1M → 27 sales
$1M–$1.25M → 12 sales
$1.25M–$1.5M → 3 sales
$1.5M–$2M → 3 sales
$2M+ → 3 sales

The story is pretty clear…

The bulk of the market is still moving under $1M, and once you push past that, things thin out quickly.

That doesn’t mean homes over $1M aren’t selling—
it just means buyers are more selective, and pricing matters more than ever.

We’re seeing:
✔️ Strong activity in the mid-range
✔️ Slower, more patient movement at the top end
✔️ Buyers making more calculated decisions across the board
