Seventeen years in, and I still walk into a house and look for the story before I look at the finishes.
Everything I do comes out of that. Before the photographer is booked, before we land on a number, before a sign goes anywhere near the lawn, I am standing in a room working out what this home actually is and who it belongs to next. The marketing follows from it. The positioning follows from it. So does the way I hold my ground at eleven at night when a negotiation gets tight, because you cannot defend a home you never took the time to understand.
I am Kaitlyn Gottlieb. Western Canada Director for Real’s Luxury Division, one of Alberta’s top-producing agents for more than a decade, seventeen years into this, and a shelf of awards I mostly read as evidence that the method holds.
The belief the whole business sits on is that exceptional service should never be decided by a price point. I bring the same strategy to a first condo as I do to a property that lists at four million. Same research. Same photographer. Same tenacity in the negotiation. Same honest advice when the honest advice is that you should wait. I have never once understood agents who treat those as different jobs.

What actually happens inside a negotiation, which is quieter and far more prepared than television has led anyone to believe. And the homes themselves, including the ones that photograph badly and sell in nine days anyway.
