I often review leases for business clients who are looking to lease premises for their operations.

I always pay special attention to the fixturing period.

🏢 A fixturing period is the time you get to set up and customize your leased space before officially moving in.

Having enough of this time is crucial for your business success. It lets you make sure everything is just right—from layout to equipment—so you can hit the ground running.

Without enough fixturing time, you might face rushed decisions, extra costs, and operational hiccups.

📝 When you're negotiating your lease, make sure to prioritize a clear and sufficient fixturing period. You should also have your lawyer negotiate a reduced or no rent for the period.
