Market stats can feel a bit dry… but they do tell a story

Sales are basically holding steady year over year, prices nudged up, and there were fewer listings overall — which explains why the good homes still didn’t hang around for long.

What I find interesting is the sell-to-list ratio creeping up again. It’s not chaos, but it is a reminder that pricing and presentation still matter more than people think.

To me, this feels like a market where patience is rewarded, strategy matters, and knee-jerk decisions don’t. Quiet confidence over frenzy.

• Homes are moving fast! The Sell/List Ratio hit 118%, which means most new listings are getting scooped up quickly.
• Sellers are also landing close to their asking price with a 98% Sell/List Price Ratio 🙌
• Average sale price is up 11% from last year
• Listings + sales had small bumps, while overall inventory dipped 10% — fewer homes for buyers to choose from

Overall vibe? Still a strong market if you’re thinking about selling, even heading into winter.
