For months now, I've been hearing the same question: "Should I wait for rates to come down?"

The reality is... we've been waiting, and not much has changed.

If buying, refinancing or moving doesn't make sense for you right now, that's completely fine...but if the only reason you're waiting is because you hope rates might come down someday soon, it might be worth taking another look.

None of us knows where rates are going next. What we can do is look at your situation today and see if the numbers make sense.

How often did your Realtor keep you updated?

One thing I've learned over the years is that silence creates uncertainty. Even when there's nothing major to report, I'd rather keep my clients informed than leave them wondering what's happening.

Good communication doesn't sell a home....but it can make the entire process a whole lot less stressful.

A lot of people don't miss the house they never bought. They miss the opportunity they never explored because they assumed it wasn't possible.

Sometimes all it takes is one conversation to realize your options are very different from what you imagined.

That's why I always encourage people to ask questions before making assumptions. You might be a lot closer than you think.

"How much can I qualify for?"

I think there's a better one:

"How much will still let me sleep well at night?"

There's a big difference between qualifying for a payment...and being comfortable making it every month.

One number comes from the lender, the other comes from your lifestyle, your goals and what gives you peace of mind.

Those two numbers aren't always the same.

I don't look for reasons to justify the highest price...I look for reasons not to recommend it.

Anyone can tell a homeowner what they want to hear. My job is to recommend the price that gives them the best chance of achieving their goal.

Because pricing isn't about picking the biggest number. It's about having the right strategy from day one.

One of the hardest parts of my job...
..is telling people something they were hoping not to hear.

Sometimes that means telling a seller their home isn't worth what they expected. Sometimes it means telling a buyer they're better off waiting a little longer.

I could tell people what they want to hear. That would probably make my job easier...but it wouldn't be the right thing to do.

I'd rather have an honest conversation today than help someone make a decision they'll regret tomorrow. Trust is a lot harder to earn than a commission.
