The Metro Vancouver housing market is in a classic standoff. 🛑 Buyers are waiting for rates to budge; sellers are waiting for demand to return.

The result? A “Wait-and-See” market that has sales sitting 31% below the 10-year average. But here’s the kicker: while the aggregate numbers look slow, the detached home segment is actually starting to wake up. 📈

The March 2026 Breakdown:
💰 Benchmark Price: $1,104,300 (Down 6.8% YoY)
🏠 Detached Sales: UP 8.3%
📉 Apartment Sales: DOWN 7.8%

With global tensions putting upward pressure on bond yields and fixed rates, the “spring surge” might look a little different this year.

My Advice: If you’re a buyer, the current 11% sales-to-active ratio for detached homes means you have more leverage than you’ve had in years. Don’t wait for the crowd to jump back in.
