The September market numbers are in, and southern Georgian Bay real estate saw notable localized price momentum and shifting activity levels as we transitioned into the fall season.

As autumn begins, price resilience remains strong across key subregions, while buyer demand is generating localized volume surges in several communities.

Here is what you need to know about this month’s snapshot:

📈 Localized Growth & Key Gains

-The Blue Mountains: Saw a significant price surge, with the median selling price climbing to $1,308,485 (+51% M/M and +24% Y/Y).
New listings rose to 142 (+18.3% Y/Y), giving prospective buyers fresh options in luxury and chalet properties heading into ski season.

-Clearview Township: Posted a strong rebound in median price up to $1,141,250 (+45% M/M and +2.4% Y/Y).
-Wasaga Beach & Collingwood: Both experienced steady month-over-month price gains.
Wasaga Beach jumped 30% M/M to a median price of $727,463 (+10% Y/Y), while Collingwood’s median price rose to $847,333 (+15.4% M/M and +8% Y/Y).

-Meaford & Owen Sound: Sales velocity picked up notably.
Meaford sales volume surged 50% year-over-year (24 sales) with prices holding strong at $825,625 (+12.3% Y/Y).

Owen Sound saw a 25% Y/Y increase in sales (25 transactions) with median prices rising 15% Y/Y to $485,040.

⚖️ Balanced Conditions & Buyer Opportunities
-Tiny Township & Grey Highlands: Tiny Township saw median prices adjust down month-over-month to $784,507, though still up +16.4% year-over-year.

-Grey Highlands recorded a median price of $718,263 (+17% M/M), continuing to offer attractive countryside value.

-Creemore & Midland: Midland saw median prices climb 16.3% month-over-month to $579,289. Creemore maintained steady price points month-over-month at $658,333.

The Takeaway: Average sale-to-list price ratios across Southern Georgian Bay are holding remarkably steady between 94% and 96%, proving that strategic pricing and proper property positioning continue to deliver solid results for sellers
