May 2026 Market Update: Spring Shifts & Fresh Opportunities
The May numbers are in, and we are seeing a classic spring market pattern across all our regions!

Month-over-Month (Activity is UP): True to the season, market activity has increased since April. We have seen a typical spring uptick in open houses, showings, and overall sales, proving that consumer activity remains steady and healthy.

Year-over-Year (Prices are DOWN): However, compared to May of last year, average sales prices have adjusted downward.
With more homes on the market and approachable prices, the Sales-to-New-Listings Ratio is hovering between 27% and 39%

This places us in a balanced, buyer-friendly territory that offers plenty of choices and great negotiating room.
The spring uptick shows that people are moving forward with their real estate plans. For buyers, the year-over-year price drop means your budget goes further. For sellers, steady seasonal activity means there is an active pool of buyers waiting for a well-priced home.
