⚖️Spring Market Shift: More Choice, More Balance⁠

Calgary’s housing market is continuing to rebalance this spring, with more inventory giving buyers greater choice across most property types. While sales and listings both increased in April, overall sales were down six per cent year-over-year as the market shifts away from the intense seller conditions of recent years.⁠

Detached and semi-detached homes continue to see tighter conditions and stronger pricing in some areas, while the apartment condo market remains firmly in buyer-friendly territory with over four months of supply. Overall benchmark pricing rose seasonally to $568,800 in April, though prices remain slightly below last year’s levels — with the largest declines still concentrated in apartment-style units.⁠
