Calgary’s market continues to find its balance. 🏡⁠

August brought another slowdown in overall activity, with 1,660 homes sold — down 16% from last year — while new listings fell nearly 10% to 3,141.⁠
But the story isn’t the same across every price point. Homes over $1 million continued to see sales growth, supported by improved supply and more choice for buyers. Meanwhile, softer activity in lower price ranges reflects the continued appeal of the rental market.⁠

Inventory sat at 6,509 homes, with nearly four months of supply overall. But the market remains highly dependent on property type: apartment-style homes are sitting at nearly six months of supply, while detached homes are closer to just over three months.⁠
⁠
The result? Detached and semi-detached homes remain relatively balanced, while higher-density segments continue to see price pressure. Calgary’s overall benchmark price landed at $569,800 in August — virtually unchanged from July and 1% below last year.⁠
