By June, a lot of buyers have already done the early work — they’ve talked to lenders, narrowed neighborhoods, and figured out what they can realistically afford. They’re not just browsing. They’re trying to make a move before vacations, lease renewals, relocations, or the next school year.

That sense of timing matters. Serious summer buyers often make faster decisions because they feel the calendar more clearly.

This isn’t a trend. It’s a structural shift.

Driving factors include an aging population, affordability pressures that make independent living difficult for young adults, and immigration patterns that prioritise family reunification. For families housing an aging parent or a family member with a disability, there’s an added incentive: the federal Multigenerational Home Renovation Tax Credit provides up to $7,500 for constructing a self-contained secondary suite for a qualifying senior or adult.

Inventory continued to rise this spring, reaching 6,752 units in May. While similar to last year's levels, inventory remains above long-term averages, largely due to increased supply in the apartment and row-home sectors.

• Sales-to-new-listings ratio: 51%
• Inventory: 6,752 units

🔹 Detached Homes
Inventory remains tight, sitting below both last year's levels and long-term trends. With only about 2.5 months of supply, detached homes continue to be the strongest segment of the market.

🔹 Apartments & Condos
Supply continues to build, with more than 5 months of inventory available. Increased competition from both the new-home and rental markets is creating favorable conditions for buyers.

💰 Prices
• Overall benchmark price: $570,500
• Up from $554,400 in January
• Still 3% lower than May 2025

Detached homes led the spring price gains, rising from $724,000 in January to $747,800 in May. Meanwhile, apartment prices remain below January levels and are down 9% year-over-year.
