April Market Breakdown is here!

Calgary’s real estate market is finding its footing this spring. We saw 2,104 sales in April, down 6% from last year, while 3,829 new listings hit the market, pushing total inventory to 5,973 units.

Supply is sitting just under 3 months overall. Detached homes are still moving fast, but apartment-style condos have more options available for buyers. The benchmark price climbed to $568,800 month-over-month, though that’s still 3% below where we were this time last year, with apartments seeing the biggest price adjustments.

More inventory, more balance. A better market for buyers than we’ve seen in years.

November brought us a balanced, opportunity-filled market. With 1,553 sales and 2,251 new listings, Calgary posted a healthy 69% sales-to-new-listings ratio — a sign of stability heading into winter.

Inventory has climbed to 5,581 units, up 28% from last year, giving buyers more choice than we’ve seen in months. While apartment and row homes have seen modest year-over-year price adjustments (down 7% and 6%), detached and semi-detached homes are holding steady. The city-wide benchmark price sits at $559,000.
