The condo market in Calgary is getting the most questions right now. And honestly, it deserves them. Here is the real picture from April’s CREB numbers.

Here is what is currently confirmed:

432 condo sales in April. Down 27% from last year.1,920 units currently for sale. That is 27% above long-term normal levels.Benchmark price sits at $301,400, down about 9% compared to last year.The Northeast, East, and North districts have felt the most pressure.Overpriced condos are sitting.

Well-priced and well-marketed condos are still moving.The condo market is not in freefall. It is correcting. There is a difference.

Buyers are there. They have options. This is the market where the quality of your marketing and the expertise of your agent matters more than ever. If you price it right and position it properly, there are buyers.

Calgary's real estate market is not crashing. It's just different now.

5,973 homes sitting in inventory right now. Months of supply at 2.84. We're in balanced territory.

Here's what that actually means:

If you're selling, stop assuming your home will move like your neighbor's did. A detached in the NW is not the same conversation as a condo in the NE.

District matters. Property type matters. Condition matters.

If you're buying, you're not fighting 8 other offers anymore. But that doesn't mean sit around forever either.

Rates shift. Inventory shifts. Conditions shift.

The market's recalibrating. Not dying. Just finding its footing again.

And honestly? That's healthier long-term market.

Before you make any decisions about buying a home in Calgary, here is what the April numbers actually show.

Here is what is currently confirmed:

Calgary has 5,973 homes for sale right now. Buyers have more options than they have had in 18 months.

Condo prices are down 9% compared to last year. 1,920 units for sale, sitting 27% above normal inventory levels. Buyers have real leverage here.

Northeast detached homes are down 8% compared to last year. Best value in the detached space right now.

The West district is one of the only areas showing prices actually higher than last year, up 2.3%.

Cochrane posted 29% more sales than last April and is getting more competitive, not less.

This is generally one of the more balanced markets Calgary has seen in several years. You have time to be thoughtful. But you are not getting into bidding wars on everything either.

That does not mean waiting indefinitely is the right play. Rates, inventory, and conditions can shift. The buyers who feel great about their decision 5 years from now bought when conditions made sense for them.
