New data from April shows price declines in some of Canada’s largest markets, including Vancouver (-6.9%) and Toronto (-6.6%), while several Prairie and Eastern Canadian cities continue to post modest gains.

📍 Calgary saw prices dip -2.2% year-over-year, with the average home price sitting at $570K — still far more affordable than markets like Vancouver ($1.09M) and Toronto ($944K).

What stands out:
📉 Major markets continue adjusting
📈 Prairie cities remain relatively resilient
🏡 Calgary continues to offer strong value compared to other major Canadian cities

Markets like Winnipeg (+4.4%), Montreal (+3.6%), and Saskatoon (+3.3%) are proving that demand remains steady in more affordable regions across the country.

🧱 For Real or Not: You Can Put Anything Behind Poly

For real or not?
❌ Not real.

A lot of people think poly is “just plastic.”
But it actually serves a very important purpose:

💧 It’s your home’s v***r barrier.

And anytime you put something behind it, you create a potential failure point.

More importantly, anything placed behind the poly can also be at risk of freezing.

🚫 Things that should NOT be behind poly:
• Water lines
• Drain lines

These are major problems waiting to happen.

✅ Things that ARE okay behind poly:
• Venting
• Electrical wiring

Here’s a bonus tip 👇

If you create a pe*******on in the poly, it needs to be sealed properly.

Most commonly, that means:
✔️ Acoustical sealant
✔️ Tuck tape

And yes… technically the blue tape performs better than the red because it has stronger adhesion for moisture barriers.
