If you have purchased a property in the past five or six months, it is likely the property taxes are your responsibility.

Due to the land titles system being behind (registration into your name is what advises the municipality of the change of ownership), you may not have received your property tax invoice.

If you have not received your property tax invoice and you are the registered owner of the property or have purchased the property with a possession date in the past, please reach out to your municipality to obtain the tax information. If you have purchased a condominium, please ensure you also obtain the property tax information for any parking stalls and/or storage units.

City of Calgary property taxes are due June 30 and late penalties are applied on July 1.

While this article deals with property in Ontario, this could and has happened in Alberta. We always recommend our purchasers obtain title insurance and this is only one of the reasons why.

Did you know Separation Agreements must contain specific information as set out in the Matrimonial Property Act or Family Property Act depending on your date of Separation. The Separation Agreement must also be executed independent of your spouse and have an Independent Legal Advice Certificate attached to the Agreement to be legally enforceable.
