🏡 Understanding the Market: Buyer vs. Seller 👇
A seller’s market happens when there are more buyers than homes available. This creates higher competition, faster sales, and often multiple offers — meaning sellers usually have the advantage. Homes can sell quickly and often above asking price. 📈
A buyer’s market is the opposite. There are more homes for sale than active buyers, giving buyers more negotiating power. This can mean lower prices, longer time on market, and more conditions accepted. 🔑
Then there’s the balanced market ⚖️ — where supply and demand are relatively even. Neither buyers nor sellers have a major advantage, creating more stable pricing and fair negotiations on both sides.
📍 Calgary is currently in a mixed market, with different conditions depending on the property type and price range. Detached homes are still leaning seller-friendly, while condos are becoming more buyer-friendly as inventory increases.
No matter the market, the right strategy makes all the difference. 🏠
