Buying or selling property in BC but can't attend a lawyer's office in person?

While most real estate transfer documents must be signed in person, there is a limited exception that may apply when this is genuinely not possible.

You signed the lease. But what happens if the building is sold?

Many commercial tenants invest significant time and money into their business locations, yet overlook one important form of protection: registering a Notice of Lease on title.

For long-term commercial leases, registration can help protect your lease rights, renewal options, and business stability if ownership changes.

Many business owners start with a contract template they find online. While templates may seem convenient, they often fail to address the unique needs and risks of a particular business.

A well-drafted contract can help clarify expectations, reduce disputes, protect confidential information, and provide clear remedies if something goes wrong.

The cost of reviewing or drafting a contract is often far less than the cost of resolving a dispute later.

Read our latest blog to learn why professionally drafted contracts are an important investment for businesses of all sizes.

One common mistake people make during divorce?

Agreeing to keep the family home before understanding their financing options.

A separation agreement doesn't automatically mean a lender will approve a mortgage transfer or refinance.

We're partnering with mortgage specialist Rima Zino to discuss mortgage restructuring during divorce and what to consider before finalizing a settlement.

A big thank you to Rima Zino of Rima Zino Mortgages for inviting our own Antonio Simoes, lawyer, to contribute a guest article to her blog!

The piece tackles one of the most financially significant questions separating couples in BC face: who gets to keep the house?

A few takeaways worth sharing:

• Under BC's Family Law Act, the family home is generally divided 50/50 regardless of whose name is on the title or the mortgage. This surprises a lot of people.

• Keeping the home means clearing two separate hurdles: buying out your spouse's share AND qualifying for a new mortgage on your own. A separation agreement saying you keep the house does NOT remove your ex from the mortgage, only a refinance does.

• Until the home is sold or refinanced, both parties stay legally responsible for the mortgage. If payments are missed, your credit is on the line.

• The biggest and costliest mistake? Treating the legal process and the mortgage process as sequential rather than parallel. A family lawyer and mortgage broker working from the same timeline can save you from giving up rights you can't get back.

This is exactly why collaboration between legal and mortgage professionals matters so much. Thank you, Rima, for the opportunity to work together on both sides of the equation.
