Are these real estate headlines confusing the hell out of you?

Monday: The housing market is crashing.

Wednesday: Buyers are coming back.

Friday: Royal LePage raises its Canadian home-price forecast.

So… what the actual f**k is happening?

Here’s the truth: Canada does not have one real estate market.

What’s happening nationally isn’t necessarily happening in Ontario. What’s happening in downtown Toronto isn’t necessarily happening in Halton Hills. And what’s happening in Georgetown isn’t always what’s happening five minutes down the road in Acton.

On the ground in Acton, the market is moving, but it’s picky.

Buyers have choices. They’re taking their time, comparing everything and refusing to overpay for a home just because someone priced it using memories from 2022.

Well-priced homes in good condition are still selling.

Overpriced homes are sitting, reducing and eventually discovering that the market does not care about their feelings.

So is the market crashing? No.

Is it booming? Also no.

It’s a slower, price-sensitive market where strategy matters more than whatever dramatic headline showed up on your phone this morning.

Ignore the national panic machine. Real estate is local, and Acton has its own story.

Your credit score matters more than most buyers realize.

When you apply for a mortgage, lenders aren’t just looking at your income and down payment. They’re also looking at how you’ve handled borrowed money in the past.

Your credit report can affect whether you get approved, how much you can borrow, and sometimes even the rate or options available to you.

Good credit tells a lender: You pay your bills on time. You manage debt responsibly. You don’t max out every card like it’s a personal challenge. You’re less risky to lend money to.

Bad credit can make the process harder. Late payments, collections, maxed-out credit cards, unpaid debts, or too many recent credit applications can all raise red flags.

And having no credit can also be a problem. If you’ve never used credit, lenders may not have enough history to judge how you handle debt. That doesn’t mean you can’t buy a home, but it may mean you need more planning, stronger income, a bigger down payment, or alternative documentation.

A few ways to clean up your credit before applying for a mortgage:

Pay every bill on time. Keep credit card balances low. Don’t apply for a pile of new credit before mortgage shopping. Review your credit report for mistakes. Pay down high-interest debt. Keep older credit accounts open if they’re in good standing. Talk to a mortgage broker early, not after you’ve already fallen in love with a house.

The big mistake I see people make is waiting until they’re ready to buy before checking their credit.

That’s like showing up to a race without training and hoping your legs figure it out. Bold strategy. Usually terrible.

If buying a home is on your radar in the next 6 to 12 months, start looking at your credit now. A little cleanup today can give you better options when it’s time to apply.

Good credit doesn’t guarantee approval, and bad credit doesn’t always mean you’re out of the game. But the earlier you know where you stand, the better chance you have to fix problems before they cost you.

Some of my best real estate ideas happen mid-run.

Not in a boardroom.
Not at a desk.
Usually somewhere around kilometre 7, when my legs are tired, my brain finally shuts up, and suddenly I’ve solved a pricing strategy, planned a listing post, and remembered the one email I forgot to send.

Real estate follows people’s lives. School schedules, weather, summer holidays, winter storms, family plans, and all the little routines that make the market move or slow down.

So if things feel a little quieter right now, don’t panic.

The market has a rhythm.
Sometimes you push.
Sometimes you pace.
Sometimes you enjoy the summer and stop trying to turn every slow week into a crisis.

And apparently, sometimes your Realtor goes for a run and comes back with a market update. Lucky you.

Do any other Realtors feel a little guilty for feeling like summer holidays are just around the corner?

For some reason, I still get that same excited feeling I had back in school. The weather gets nice, the market starts to slow down a bit, and part of my brain is already looking for flip-flops and pretending I don’t have emails to answer.

I always tell my clients the real estate market tends to follow the school year. Once summer hits, people get busy with vacations, cottages, kids, patios, and generally trying to remember they have lives outside of buying and selling houses.

Being a Realtor in the summer is basically like being a big kid again… except now recess includes lockboxes, phone calls, and pretending your “quick email” won’t turn into a 45-minute problem.

Enjoy your summer, everyone. We’ve earned it.

One of my biggest real estate pet peeves:

An offer comes in at $899,900.

Why?

We use prices like $899,900 when we’re marketing a home because it looks cheaper than $900,000. That’s the whole trick.

But when you’re submitting an offer, $900,000 looks cleaner, stronger and more serious.

You’re already only $100 apart. At that point, stop playing retail pricing games and write the number properly.

Maybe it’s just me, but $899,900 in an offer drives me nuts.

Am I wrong, or does this bother anyone else?
