SEPTEMBER MARKET STATS ARE OUT! 📊

Fraser Valley sales were slightly lower than last year in September, while fewer new homes came onto the market. With prices continuing to soften, buyers may have more options to consider.

Here’s a little breakdown:

• Sales were 4.2% lower year-over-year.
• There were 18.2% fewer homes listed than last September.
• The benchmark price for all home types was $861,300.

The Fraser Valley housing market continued to favour buyers in August, with 941 homes sold and the composite benchmark price declining 0.9%. As buyers take their time and sellers face increasing pressure, the dynamic is contributing to the gradual decline in home prices across the Fraser Valley.

The house gets all the attention 🏘️ but the neighbourhood is where real life actually happens.

According to a 2025 NAR survey, the top three factors buyers consider when choosing a neighbourhood are quality of the area, proximity to friends and family, and overall affordability. 📊 Interestingly, proximity to work — which was the number one factor back in 2014 — has dropped significantly down the list. AUGUST MARKET STATS ARE OUT! 📊

The Fraser Valley remains a buyer’s market, giving buyers more time and opportunities to make their move. 🏡 While overall demand remains subdued, August saw a modest year-over-year increase in sales.

Here’s a little breakdown:

• Last month's sales were 1% higher than in August 2025.
• There were 15% fewer homes listed than the previous year.
• The benchmark price for all home types was $869,900.
