The legal profession is deeply rooted in our blood, heritage, and pride.

On September 1, 1978, my father, Advocate Arfan Uddin Khan, embarked on his journey in the legal profession. Today marks the completion of his glorious 48 years in practice. It is a matter of profound pride that I followed in his footsteps, entering the very same profession on this exact date in 2009.

This father-son bond shared through the legal profession is truly a special blessing from Almighty Allah. Alhamdulillah.

সম্পত্তি হস্তান্তর আইনে দানপত্র বা হেবা দলিলে দাতার আমৃত্যু বসবাসের/ভরনপোষণের অধিকার সংরক্ষণের বিধানকল্পে নতুন সংশোধনী বিল তৈরি হয়েছে।

Transfer of Property Act, 1882 সংশোধনের মাধ্যমে প্রথমবারের মতো জীবনকালীন ভোগাধিকার (Lifetime Usufruct) সংরক্ষণপূর্বক দান-এর জন্য সুস্পষ্ট আইনগত কাঠামো তৈরি করা হয়েছে।

অর্থাৎ, বাবা-মা, দাদা-দাদি বা স্বামী-স্ত্রীর মধ্যে সম্পত্তি দান করলেও দাতা তাঁর জীবদ্দশায় সেই সম্পত্তির ভোগ ও ব্যবহার করার অধিকার সংরক্ষণ করতে পারবেন।

নতুন Section 122A ও 122B-এর মাধ্যমে—
✅ জীবনকালীন ভোগাধিকার সংরক্ষণ করে দানের বৈধতা

✅ দাতার জীবদ্দশায় দানের সম্পত্তিতে তাঁর ভোগাধিকার

✅ গ্রহীতার মৃত্যুর ক্ষেত্রে তাঁর উত্তরাধিকারীদের কাছে সম্পত্তি যাওয়ার বিধান

✅ নিবন্ধনের পর দান বাতিল/পরিবর্তনের সীমিত সুযোগ

দলিলে রেজিষ্ট্রেশন এর সময়ে শর্ত আরোপ করা যাবে এবং বিদ্যমান শর্ত যোগ বিয়োগ করতে জেলা জজ আদালতে মামলা করা যাবে।
