One of the biggest misconceptions buyers have right now is that a softer market means every seller is desperate.

They’re not.

What has changed is that negotiation strategy matters again.

The buyers getting the best results in the current Brisbane market aren’t necessarily the ones making the lowest offers.

They’re the ones who understand:
• the seller
• the competition
• the property itself
• and where genuine leverage actually exists

Good negotiation isn’t about “winning.”

It’s about securing the right property on the best possible terms and still feeling good about the decision years later.

There’s a big difference between looking at a property… and actually assessing it.

I recently inspected an apartment for a client.

Another buyer’s agent was there at the same time. They walked through the unit, asked for an offer form… and left.

On the surface, the property presented well. The numbers looked great. It was bang on brief.

But property isn’t just what’s inside the four walls.

After the inspection, I walked the entire complex.

What became obvious very quickly were visible signs of issues across the building, the kind that don’t show up in photos, and don’t get picked up in a 10-minute walkthrough.

A look at the sinking fund told the rest of the story: it appeared unlikely to cover the scale of works that may be required.

We walked away.

No drama. Just disciplined decision-making.

This is where experience matters.

Because the risk in property is rarely what you can see immediately, it’s what sits underneath, what’s coming, and what it’s going to cost.

Anyone can attend an inspection.

Not everyone is assessing the asset.

A quiet settlement occurred today for a referred client.

This engagement came via a previous client, which is always something I’m incredibly grateful for. Trust is earned over time, and referrals like this are a reminder that doing the work properly matters.

For this brief, we weren’t attending packed open homes or competing in public campaigns.

Instead, I reached out to my agent network to identify any suitable opportunities that hadn’t yet come to market.

One of those conversations led to an off-market property that aligned strongly with the client’s brief.

No competition.

We were able to assess the asset thoroughly and secure it at a fair price without anyone else inspecting it.
