Remember this client brief?

Just 11 days after my client engaged me, we had secured their new home.

It might sound quick, but the reality is there was a lot happening behind the scenes.

Before stepping inside a single property, I had already ruled out more than 45 homes that simply weren’t the right fit. In the end, we physically inspected just six before finding the one.

So why this home?

It was move-in ready, low maintenance, featured ducted air conditioning, offered upgrades beyond the standard builder specification and, importantly, was close to my client’s family. It ticked the boxes that mattered. Not just today, but for years to come.

One of the biggest lessons from this purchase is that the right property doesn’t always appear where buyers expect to find it.

This home sat outside my client’s original search criteria. Looking beyond the online filters, combined with strong relationships with local agents, uncovered an opportunity they may never have inspected on their own.

Every successful purchase looks simple once it’s done.

What you don’t see are the dozens of homes ruled out, the conversations with local agents, the due diligence, the inspections and the negotiations happening behind the scenes.

Mine is designed to stop you making an expensive mistake.

If you’ve followed me for a while, you’ll know I don’t spend my weekends filming nice kitchens, perfect lawns or telling you every property is “stunning.”

There are plenty of accounts doing that already.

Instead, I want to help you become a better buyer.

That means talking about things like:
• Floor plans that don’t work.
• Body corporate red flags.
• Negotiation strategies.
• Why some properties feel expensive for a reason.
• The questions most buyers never think to ask.

Because buying property isn’t about admiring houses.

It’s about making one of the biggest financial decisions of your life.

Who actually uses a Buyer's Agent?

If you believe some of the comments online, you'd think it's only wealthy investors chasing secret off-market deals.

In reality, many of the people I work with are everyday owner-occupiers.

🏠 The widow who hasn't bought a property in 35 years.

🏠 The divorcee suddenly navigating the market alone.

🏠 The single buyer carrying every decision themselves.

🏠 The young couple trying to filter advice from parents, friends and social media.

🏠 The buyer who's exhausted after months of inspections and starting to doubt their own judgement.

Finding properties is rarely the hard part.

Making a confident decision often is.

One of my favourite moments was a young couple thanking me after settlement and jokingly saying, "Thanks Dad."

It made me laugh, but it also captured what many buyers are really looking for — an independent voice, some guidance, and someone in their corner during a major life decision.

One of the biggest misconceptions buyers have right now is that a softer market means every seller is desperate.

They’re not.

What has changed is that negotiation strategy matters again.

The buyers getting the best results in the current Brisbane market aren’t necessarily the ones making the lowest offers.

They’re the ones who understand:
• the seller
• the competition
• the property itself
• and where genuine leverage actually exists

Good negotiation isn’t about “winning.”

It’s about securing the right property on the best possible terms and still feeling good about the decision years later.

Things have shifted. But the benefits of having the right advisor in your camp have not.
