🚨 Massive news for SMSF investors.

As if investors didn’t already have enough to digest following the May Budget.. Labor & the Greens have now announced what appears to be a backdoor proposal 🤝 that would prevent SMSFs from using Limited Recourse Borrowing Arrangements (LRBAs) to purchase residential property.

Whilst this hasn’t yet become law.. based on what’s been reported so far there appears to be a genuine likelihood that these changes will proceed. We expect there to be significant debate & pushback before anything becomes final though what concerns us most is who is likely to be affected. 🤔

Those with substantial wealth, large super balances or significant cash reserves can still purchase assets outright.

Yet Its everyday aussies who are likely going to feel the brunt most. Teachers, nurses, tradies, small business owners & working families who have spent yrs building their super balances to strengthen their retirement position via means of bricks & mortar.

It seems existing arrangements will remain in place.

The main challenge is for future investors.. who may find one of the most accessible pathways to building long term wealth no longer available.

Whether you agree with property investing through super or not.. this one’s a significant shift and one that could make it harder for everyday Aussies to access the same opportunities that were available to those who already built that substantial capital behind them.

Definitely one we’ll be watching closely.. 🧐

What most people get wrong about termite protection?

Quick myth we see all the time
People hear “termite barrier” and think it’s one magic product
Not quite..

It’s a system.. and each type does a completely different job
-> Chemical barriers actually protect
-> Physical barriers block hidden entry
-> Bait stations mostly detect

So there's a big difference..
This stuff isn’t set and forget.
It’s long term risk management.
And most owners don’t actually know what protection they have.

Another BIG mistake I see all the time.. Is when investors go full throttle on a reno day one with no plan.
That’s how budgets get destroyed. 💸

Start simple.. And figure out what you’re actually comfortable spending
Then add a 20-30% buffer
And whatever timeline you think it’ll take… Double it ⏰

Because.. once you open walls stuff always pops up
The more renos you do.. the more you see the patterns
-> You build better systems
-> You find good trades
-> Everything gets easier

Reno success isn’t about speed.. It’s about making your dollar go the furthest.

Its about separating:
-> Whats urgent?
-> Whats Structural?
-> Whats Cosmetic?
-> Whats just noise?

Then, we bring in the right trades.. Price the risk and negotiate based on facts - not fear.

Thats how you turn a messy report into a better purchase price.
Defects dont kill deals.. Uncertainty does.

They rush.
Their super excited to settle.. they get the keys and start swinging hammers straight away.
-> No clear scope
-> Quotes blow out.
-> Timelines stretch.

We know… because that’s exactly what we did on our first ever reno. 😅
We thought we’d just “figure it out as we go”.
It cost us time, money and created way more stress than it needed to.
Since then.. we’ve learned renos reward planning, not speed.
If you can.. move in first and map it out properly. Negotiate longer settlements and get access early.

A bit more time upfront saves a lot of pain later.
Simple. Make sure you've got a plan first.
