The worst time to decide your maximum price is when someone tells you another buyer just offered more.

That's when emotion takes over.

WHAT COMPETITION DOES TO VALUE

Five buyers want the same house. Does that suddenly make it worth more?

This is where buying property gets dangerous.

Because there are really two questions.

What is the property worth?

And:

What will it take to secure it?

Those numbers aren't always identical.

Strong competition can push a sale towards the upper end of its value range and sometimes beyond what the evidence initially suggested.

But another buyer wanting the property doesn't automatically mean you should keep increasing your offer.

When we're representing a client, we want to understand the competition.

How many genuine buyers appear to be involved?

Are there written offers?

How strong is demand for this particular type of property?

How difficult would it be to find another one?

Then we come back to our research.

Because competition should inform your strategy.

It shouldn't destroy your discipline.

Sometimes securing an exceptional long term home may justify paying towards the top of your assessed range.

But there still needs to be a point where you walk away.

ADJUSTING FOR LAND, CONDITION AND LOCATION

Two houses sold for $650,000. That doesn't mean yours is worth $650,000.

This is where comparable sales analysis gets interesting.

No two properties are exactly the same.

So when we assess a home, we don't just collect recent sales.

We compare the differences.

One might have 300m² more land.

One might have a renovated kitchen and bathrooms.

One might have a double garage instead of a carport.

One might sit in a quiet court while the other fronts a busy road.

One might have better natural light, orientation or outdoor living.

One might need $50,000 worth of work.

Even the neighbours and surrounding properties can influence how we assess the location.

All of these factors help build the picture.

The mistake is trying to assign a perfect dollar figure to every single difference.

Property isn't that precise.

Instead, we're trying to establish a defensible value range based on the available evidence.

Then we can make a decision with our head rather than simply reacting to the advertised price.

This is what we do before our clients put their money on the table.

WHY RECENT SALES MATTER

That house sold for $620,000. Great. But WHEN did it sell?

This is something buyers regularly overlook.

A comparable sale doesn't exist in a vacuum.

Markets move.

Buyer competition changes.

Stock levels change.

Interest rates change.

Sentiment changes.

What buyers were prepared to pay months ago may not perfectly represent what they're prepared to pay today.

That's why when we're assessing value, we don't just ask:

“What sold?”

We ask:

“When did it sell, and what has happened in the market since?”

Recent comparable sales generally give us a clearer picture of current buyer behaviour.

But we don't automatically throw older sales away either.

If it's an exceptionally similar property, it can still provide valuable evidence.

We simply need to account for the time difference and changing market conditions.

This is particularly important when the market is moving quickly.

Good valuation isn't finding one sale and declaring you've found the answer.

It's building a body of evidence.

That's what we do before recommending what our clients should consider paying.

FINDING THE RIGHT COMPARABLE SALES

Three recent sales could tell you what a home is worth. Three wrong sales could cost you thousands.

We don't call a property comparable simply because it has the same number of bedrooms and sits in the same suburb.

A 3 bedroom home on 450m² isn't automatically comparable to a 3 bedroom home on 800m².

A renovated home in a quiet court isn't necessarily comparable to an original home on a busy road.

When we're selecting comparable sales, we're looking for properties that share as many characteristics as possible.

Similar location.

Similar land.

Similar accommodation.

Similar condition.

Similar age and style.

Similar garaging.

Similar buyer appeal.

Then we look at the differences.

This is where understanding the local market becomes incredibly important.

Sometimes a sale two streets away tells us far more than one on the other side of the suburb.

The goal isn't to find sales that justify the price you want to pay.

The goal is to find the evidence that tells you what the property is worth.

That's what we do for our clients.

And it's what you should be doing before making an offer.

Let’s look back 12 months at a home in Tangambalanga.

The plan was simple.

Find a home our clients could eventually move their family into, but one that could work as an investment until they were ready.
