Selling Property in Victoria? 🏘️
You will need a Section 32 Statement , also known as a Vendor's Statement , before you can legally accept an offer from a prospective buyer of your property.
The Section 32 Statement is a document which discloses important information to the buyer, such as:
▪️Title details
▪️Easements (both registered and unregistered)
▪️Zoning and planning restrictions
▪️Outgoings including rates or owners corporation fees
▪️State Taxes
▪️Building permits issued in the past 7 years
▪️Services connected to the property
▪️Material facts regarding the property

A Section 32 Statement protects both parties and must be prepared accurately and be up to date to ensure statutory obligations of disclosure regarding the property are included in order to avoid delays or disputes during the sale process.

🛑 Anti Money Laundering & Counter Terrorism Laws (AML/CTF) 🛑

As at July 1st Anti Money Laundering & Counter Terrorism Laws came into effect, to help the government detect and disrupt money laundering and funding of terrorism.

What information will you need to provide us?
✔️ Verification of your Identity - this will be done via a 3rd party application but sent by us.
✔️ Whether you are a politically exposed person (PEP), or a family member of a PEP
✔️ In some cases we will need to obtain information about your source of wealth and any funds that are used in the matter about which we are advising you about.

What happens to the information that you provide?
Any information provided to us for this purpose will only be used for this purpose. It will be kept by us in accordance with the AML/CTF laws, the Privacy Act 1988 and other applicable laws.

👋Welcome to Tamara Russo 👋

Harris Lieberman Solicitors is thrilled to welcome Tamara Russo to our team!

Tamara joins Harris Lieberman Solicitors, bringing over 5 years of experience working as a lawyer in the North East. She was admitted into the Supreme Court of Victoria in February 2022 and is a general practice solicitor with professional experience is in the areas of commercial law, property law, and estate planning. She enjoys building strong relationships with clients and hopes to create a welcoming environment for people to discuss their legal affairs.

After completing her studies, Tamara returned to her hometown of Wangaratta in 2021. She is dedicated to working in her local community, both as a professional and more socially. Outside of work, Tamara is a netball player and coach at Greta Football Netball Club and an active participant at local career events and mentoring opportunities.

Tamara is excited to have joined the Harris Lieberman team and looks forward to the opportunity to develop her legal skills and continue to provide quality legal services.
