About a month ago, we were lucky enough to welcome Maya Jeffs to our S/C fam as Sophie’s sidekick, working across sales support and buyer management.

Maya hails from the Sunny Coast and brings with her five years of experience working alongside a highly respected director within a boutique agency, as well as spending the better part of the past year selling independently within the business.
She has always loved the Southern Gold Coast, travelling down to watch the surfing competitions since she was a little girl, and now she has officially made the move south.

WHY YOU NEED A ‘REACTIVE’ AGENT IN A CAMPAIGN

I think it’s really important to have a reactive agent throughout a campaign, particularly in a market like this where things can change very quickly.

A set-and-forget approach of, “This is what we do, this is the campaign length, and we’ll stick with it for three weeks,” simply doesn’t work in the current market. You need an agent who is prepared to shift and adapt as the market responds.

For example, if you launch an Expression of Interest campaign with a closing date two or three weeks away, but the enquiry isn’t there and you’re not getting enough people through the property to gather meaningful feedback, then the campaign needs to change.

That might mean moving to a private treaty and putting a price on the property because buyers simply aren’t responding to an unpriced campaign.

Probably the most important thing is having an agent who recognises when something needs to shift and acts quickly, rather than waiting weeks and then trying to catch up with the market.

WHAT ADVICE WOULD YOU GIVE TO FUTURE AGENTS?

My advice to future agents would be to take your time at the very beginning. Look closely at the market, the marketing and the agencies you are considering working for, and be very particular about who you choose to align yourself with. If you want a long-term career in the industry, starting in the right environment is incredibly important. Moving from agency to agency can make it harder to build consistency, credibility and momentum.

I also think working within a team alongside an experienced real estate agent is hugely underrated. There can be such a rush to move straight into listings and sales, but spending a few years learning from someone who is at the top of their game can be invaluable.

Working closely with an agent who has strong market share and extensive experience gives you the opportunity to see how they handle different situations, communicate with clients, negotiate and navigate the challenges that come with the role. That kind of exposure and experience is absolute gold.

For someone wanting to build a successful, long-term career in real estate, I think one of the best things they can do is work within a strong team, learn from experienced people and build a solid foundation before stepping out on their own.
