Upcoming update for QLD property contracts:

From 1 June 2026, a new mandatory edition of the QLD residential property contract must be used.

The update includes revised wording in the statutory cooling-off notice (specifically, the removal of the phrase โ€œto purchase the property.โ€)

While the change may seem minor, using the outdated edition after 31 May 2026 could make the cooling-off notice non-compliant. This may give buyers the right to rescind the contract.

This is your opportunity to ensure the property is in the same condition as when you agreed to buy it. We've put together a simple checklist to follow:

In Queensland, residential property buyers have a 5 business day cooling-off period where they can terminate a contract for any reason.

It begins when the buyer receives a copy of the fully signed contract, and ends at 5pm on the 5th business day.

However, there are exceptions to this (such as an auction contract) and the buyer may have to pay up to 0.25% of the purchase price if they pull out of the sale.

That's why it's so important to always seek legal advice BEFORE signing a contract.
