We love a good chat about making life easier. Especially when it actually does.

We sat down with Dani from Tapi to talk about how they’re genuinely changing the game for property managers, tenants, trades and owners. And no, this isn’t just another “shiny new system” conversation. This is about real efficiency.

No hot water? Before you call, check these first 🔧

Is the gas account connected? Has the safety switch tripped? Is the tank actually full?

These quick checks can save time and avoid an unnecessary callout.

And if it's still not working, report it. There's a misconception that logging maintenance counts against you as a tenant: and it won't.

Property managers want to know what's happening so small issues don't turn into costly ones.

Got a maintenance issue? Get in touch with Elevate Estate Agents.

Queensland's rental reforms have changed the way we process applications. 📄

With the new Form 22, we're now limited in what information we can request from tenants.

So what does that mean for owners? It means trusting your property manager to do the legwork. We still assess affordability, verify income, and run every applicant through the national tenancy database to make sure nothing slips through.

Got questions about how the changes affect you? Reach out to Elevate Estate Agents.

Rental arrears is one of the trickiest parts of property management, but it doesn’t have to be.

A simple phone call on day one can uncover what's really going on. Sometimes it's a delayed pay or a bank issue. Sometimes it's something bigger that needs a payment plan.

Either way, we approach it with empathy while staying compliant: issuing the right notices, keeping owners informed, and making sure nothing falls through the cracks.

Why Tenants (and Landlords) Love Working With Elevate 🏡

Happy tenants = well-maintained properties = happy landlords. Simple.

From day one, we're all about communication. We help tenants settle in, check in within the first week, and make sure everyone has what they need.

Our difference normally comes down to ensuring we take action when it’s required.

When an issue comes up, we document it, get trades involved, keep owners informed, and get it sorted instead of allowing it to fester into a bigger problem down the track.

Tenants feel supported. Landlords know their investment is protected.
The result is long-term tenants who care for the property, and stress-free landlords.

That's how property management should be. ✨

She brings the same passion for the finer things to building relationships and finding your perfect property, because everyone deserves to feel like they're living their best life, right at home.
