Here's one change in a softer property market that I don't mind seeing.

More clarity.

When competition is fierce, buyers can find themselves playing guessing games.

"No price."

"Contact agent."

"Offers invited."

Then you spend Saturday inspecting a property without knowing whether the vendor's expectations are anywhere near your budget.

In a slower market, buyers have more ability to say:

Before I spend my time on this, give me an indication of what you're actually looking for.

Recent reports suggest more vendors are responding by providing clearer price guides.

I think that's healthy.

Not because a price guide tells us what a property is worth.

It doesn't.

We still need comparable sales.

We still need research.

We still need to understand the property.

And we still need to decide what **our maximum price** is rather than allowing the selling campaign to decide it for us.

But clarity helps everyone.

A realistic vendor gets qualified buyers.

A buyer knows whether the property deserves further investigation.

And both sides waste less time.

One of the things I tell buyers is:

Don't negotiate against yourself.

Do your research.

Know your numbers.

Know your walk-away price.

Then negotiate from evidence rather than emotion.

Sometimes the best negotiation isn't winning the property.

It's having the discipline to let somebody else have it.

People often ask me:

"Sanders, what's the property market doing?"

My annoying answer is usually:

Which market?

Australia doesn't move as one property market.

Neither does Victoria.

Neither does Melbourne.

Sometimes two suburbs a few kilometres apart can behave very differently.

That's why one piece of data from Tasmania caught my attention recently.

While the broader national housing market has been softer, buyer inquiries in some affordable Hobart areas have increased sharply.

One suburb reportedly recorded a 245% increase in inquiries per listing over the year.

Interesting?

Absolutely.

A reason to immediately buy there?

No.

This is where research starts, not where it ends.

I'd want to understand what's driving that attention.

Employment.

Population.

Rental demand.

Future housing supply.

The quality of the streets.

The type of property people actually want.

And whether increased buyer interest is translating into sustainable fundamentals.

This is also why I'm cautious when someone tells me:

"Property is falling."

Or:

"Property is booming."

Both statements can be true somewhere in Australia at exactly the same time.

National headlines tell us something.

But we don't buy Australia.

We buy a property, on a street, in a suburb, inside a particular local economy.

That's where the research needs to go.

Tax is important.

But I've never wanted tax to be the reason a property makes sense.

When tax rules change, investors naturally start asking questions.

Should I change what I'm buying?

Should I change the ownership structure?

Does residential still make sense?

Does commercial still make sense?

Those are reasonable questions.

And they're questions I want qualified accountants and tax advisers involved in.

But there's another question I don't want us to lose:

**Would this still be a good property if we stopped talking about tax for a moment?**

Look at the location.

Property quality.

Tenant demand.

Yield.

Supply.

Growth drivers.

Purchase price.

And what you're actually trying to accomplish.

A tax concession can improve an investment.

It can't turn poor fundamentals into good fundamentals.

And structuring decisions made purely in reaction to a rule change can have consequences of their own.

So yes, understand the tax environment.

Get professional tax advice.

Run the numbers again when circumstances change.

But don't let the tail wag the dog.

We're still buying property.

The fundamentals still have to work.

Most property investors fail before they even start.

Not because they pick the wrong property.

Because they don’t know what they’re aiming for.

I’ve met people chasing “growth”
without understanding what growth means.

Or chasing “cash flow”
without understanding the trade-offs.

When I started, I made that mistake too.

Everything changed when I got clear:
Was I building wealth… or income?

That clarity simplified every decision.

I break this down step-by-step in my book.

I send it out for free now.

Sometimes being a buyer is easier when there isn't a queue behind you.

We're seeing signs that this spring could be quieter than buyers have become accustomed to.

And that changes the conversation.

In a hot market, you might inspect Saturday, decide Sunday and find yourself competing Monday.

In a quieter market, a property may sit longer.

The vendor may become more realistic.

You may have more time to investigate the property properly.

And negotiation can become a real negotiation again.

But here's the trap:

**Less competition doesn't automatically mean good value.**

A property that wasn't worth buying with ten competing buyers doesn't suddenly become a great investment because nobody else turned up.

I still want to know:

Why has it been sitting?

What are comparable properties actually selling for?

What does the building and pest inspection tell us?

What are the property's limitations?

What is happening in that particular street and suburb?

And where does it fit within the buyer's strategy?

Negotiating $30,000 off the wrong property doesn't make it the right property.

The opportunity in a quieter market isn't simply getting something cheaper.

It's having more room to make a better decision.
