Home is everything.
Today I watched my rental finder client sign their lease on a new 5br house in Austral for $800 a week.

They are a family of 8, who just couldn’t co-ordinate viewings and paperwork for the 6 adults fast enough. Add shift work or mum driving half the kids and the hubby to 2 jobs.

WHAT DID I DO? I checked around 110 properties online over 5 months, and viewed just about 35 houses in person for them, ruling out all but 5 - which they applied for. It was the 3rd application they were successful!

They had 3 other applications in progress when they got their home. At BHF we don’t waste time. Sometimes there’s crickets, and sometimes there’s more than one ball in the air, so to speak!

Thankyou to my assistant Agent Trish Mann who helped out when my hands were full. We did it!

I bought them tissues, and a bunch of toilet paper because they have so many toilets now!!

They have gone from a 3br 1970’s fibro rental house with ONE toilet 🚽 and small kitchen, to a new house with FOUR 🚽🚽🚽🚽 and a 5 burner gas stove, open plan with a dishwasher, walk in pantry and ducted a/c. 🏡.
And an ensuite and walk in robe for the main br upstairs, as well as a fulll bathroom downstairs.

For sure mum is going to cry more than once. Congrats guys!!👍🏼 💖 Such a beautiful family.

Why you should consider using a Buyers Agent instead of doing it yourself. DID YOU KNOW the Sales Agent signs a contract to operate in the best interests of the Seller? That includes getting the highest price possible from the Buyer, also known as the highest price the market will bear.

That is why you receive mail from Real Estate Agents saying things like “record sale for street!” “Suburb record!”

When selling your property- of course the top Agent (aka the record breaking one) is the one who will likely get you the best result - the highest price - as a SELLER.

But as a potential BUYER, just think about this…It’s not personal ethics & likeability. It’s contractual obligation.

As a BUYERS AGENT 💖🏡, I’m contractually obligated to look after the BUYER, to find what you desire., at a great price for YOU. (understand this as meaning : a fair price and no desperation to go above market value or your stated budget.)

Looking for a rental client in South West Sydney.

Here is the new suburb of Leppington. Big homes, small blocks, and can be building going in.

Found out the bus to a nearby shopping centre has a 3 hour gap on Saturdays! 11:10am, then not til 2:15pm.
By car only 12 minutes.

TIP 🤓🔎

It’s always a good idea to get into Google Maps at address of property you are visiting, and check out - school, work, shops.

Then realise for it to be accurate, run the search at time of day you will be travelling OR just speak to some locals!
