What does โdays on marketโ actually tell you when buying a home? ๐ก
A property listed for 30, 60 or 90+ days can tell a very different story.
For Sydney home buyers, days on market can be a useful signal when deciding how to approach a property, how much negotiating room there may be, and whether the sellerโs expectations are starting to shift.
At around 30 days, the property may still be considered a fresh listing. Buyer interest can still be strong, the seller may still be testing the market, and the room to negotiate may be limited.
At this stage, stay evidence-based. Look at recent comparable sales, understand the propertyโs true value and avoid overbidding just because the campaign feels competitive.
At around 60 days, momentum may be slowing. ๐
Price feedback may be building, buyer demand may be softer, and the seller may start paying closer attention to serious offers.
This is where negotiation can become more interesting. Better terms, a sharper price or a more flexible settlement may start to become possible.
At 90+ days, the story has usually changed.
The original price may have missed the market, the campaign may not have created enough interest, or the seller may now be more open to realistic offers.
This can create stronger negotiating leverage, but due diligence still matters. ๐
A property being listed for a long time does not automatically mean it is a good deal.
Before making a move, ask:
โ
Has the price changed?
โ
Why has the property not sold yet?
โ
Is there an issue with the property, presentation, location or pricing?
โ
Is there room to negotiate on price, terms or timing?
Days on market is not the whole story, but it can tell you where to look closer.
The more context you have, the better you can negotiate. ๐ค
Buy with strategy. Build with confidence.
