The report comes first - before the shortlist, before the open home, definitely before you've already decided it's the one.

Once a buyer falls in love with a property, the building report becomes something they talk themselves out of. Every red flag gets a reason. Every caveat gets minimised. Hills and Shores reads it before that happens - coordinates the specialists, holds the timeline, and keeps the advice honest while there's still something to do about it.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

Passion is not enough on its own - it has to pay the bills too.

That's the part most people skip when they talk about backing yourself. Arnab didn't leave a stable career because it felt right. He left because the numbers were moving, more people were coming to him, and he could see he couldn't give it everything while keeping one foot out the door.

You can't have both legs on different boats and do well at either one.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

600 members. One group. These are the five questions that come up the most - ranked from the ones worth asking to the ones that signal a buyer is already behind.

The top two tell you where the market actually is right now and which pockets are moving. The bottom two are the questions buyers ask when they're focused on the wrong thing entirely.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

The asking price is not the market price. They are often not even close.

Before Hills and Shores puts a number on any property, comparable sales go under the microscope - recent ones, genuinely like-for-like, on the same street grade, in the same pocket. Not the ones the agent chose to support their guide. The real ones.

That's the number worth knowing before you make an offer, not after.

If you're watching a property in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

Walking away from a property is sometimes the whole job.

When Hills and Shores finds a risk the buyer hadn't seen - a planning constraint, a block problem, something in the due diligence that doesn't stack up - the right call is to say so. No purchase, no settlement, nothing to post about. Just a client who didn't spend a million dollars on the wrong asset.

That outcome doesn't show up in any sales number. It's still one of the best things a buyers agent can do.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

A suburb is not one market. It never was.

Local knowledge - real local knowledge - runs four layers deep. Which suburbs hold in a downturn and which ones quietly bleed. Which streets inside those suburbs move independently of each other. Which floor plans and land shapes buyers keep coming back for, and which ones sit. And who actually competes for a given property, and how they bid when they want it.

No report gives you that. It comes from being in the same pockets, at the same opens, week after week.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

The house or the land - most buyers are looking at the wrong one first.

Over time, the house depreciates. Things age, wear out, get replaced. But the land underneath it holds the value - and you cannot make it bigger. You can change what sits on a block. You cannot change the block itself. That's the order it has to go in: land first, then what's built on it. Not because the house doesn't matter - a rubbish house on a good block is still a problem - but because one of them is fixed and one of them isn't.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

Most buyers put a number on a property before they know what the property actually is.

Before Hills and Shores gets anywhere near an offer, four checks happen first. Planning controls - what zoning and overlays will and won't allow. Land and constraints - slope, aspect, easements, the parts of a block you simply can't use. Comparable sales - recent, genuinely like-for-like, and on the same street grade, not whatever flatters the asking price. And infrastructure - what is being built nearby and who is moving in.

That's the stack. Every property, before a number goes on the table.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

Four years of inspecting properties every week in the same handful of suburbs does something that no amount of research can replicate.

You stop reading a street and start knowing it - which pockets hold value, which ones look fine on paper and consistently disappoint, where the next buyer is going to come from. That's not something you can compress or shortcut. It's just time, repeated in the same place.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this and send it to whoever you're buying with.

Before the photos, before the price guide - a developer opens the LEP.

The Local Environment Plan and the Development Control Plan are publicly available council documents, and they tell you what can actually be done with a block before you commit a dollar to it. Wanting to add a granny flat or subdivide is not just a land-size question. It is a planning controls question. Minimum lot sizes, setbacks, density rules - the council has a position on every one of those, and that position does not change because you paid a premium.

Knowing the LEP and DCP before you make an offer is the difference between buying a development opportunity and buying a block that looked like one.

If you're buying in the Hills District, North-West Sydney, Western Sydney, or the Upper North Shore, save this before your next inspection and send it to whoever you're buying with.
