📋 **You've received a 500-page Form 2 disclosure. Congratulations — you've been given a filing cabinet, not an answer.**

Queensland's new seller disclosure laws (in effect since August 2025) mean buyers are receiving Form 2 packs crammed with hundreds of pages of raw Body Corporate records — minutes, financials, correspondence, reports.

But here's what nobody is telling you:

❌ Volume is not the same as clarity.
❌ Raw records don't tell you what they mean for your purchase.
❌ A 500-page dump doesn't reveal whether a special levy is coming.
❌ It won't tell you if the building has unresolved defect issues.
❌ It won't warn you if the scheme is financially at risk.

Q: What sets us apart from a majority of other Strata Report business?

A: We do not take shortcuts ! As a Buyer you must know the history of the scheme you are buying into. For you the initial decision to purchase may be emotional! However, a financial and stress free decision can only be based on knowledge.

We will give you the knowledge based on a history of the scheme to enable you to make that decision with confidence.

We won’t just give you a cheap report that provides the last Annual General meeting minutes and current financials - no more than a Disclosure Statement actually - that information provides no picture - no story! No protection!

We are not the cheapest - but we do provide value for money! Our staff have up to 20+ years of experience in both the legal and Body Corporate industries - they have “eagle eyes” and the resulting Report will give you confidence to buy or the comfort of knowing that that purchase would be a mistake.

Searching Body Corporate records correctly and thoroughly is an art. It’s not “copy and paste” or “tick a box”.

Current Hot Topic - Insurance commissions

Q: Should Body Corporate Managers receive commissions for organising insurance for the body corporate ?

If they didn’t receive commissions -

Would insurance premiums decrease ?

Would Body Corporate Managers refuse to deal with any insurance related matters?

Would Body Corporate Managers increase their Administration fee to cover the lost revenue?

Do Buyers actually want to know if there are any problems in the building they are buying unit in?

It seems that Buyers “buy with their heart” and don’t really want to know or take the time to read about what is actually “going’s on”.

When buying a car the law is you must get a roadworthy!

When buying a business (even for 50k or less) your accountant looks over the figures to ensure you are getting what you are paying for!

Why then are so many new buyers reluctant to spend under $500 to “know” what is happening in a strata community.

We would love to hear your feedback. What do you think is important to know before you buy a unit in a strata community?

Due to the number of unit buyers (over half) who DO NOT obtain a Body Corporate Inspection Report when buying a Unit - we are interested to know why?
Is it the cost of the Report?
Is it that you don’t see the value in it?
Or perhaps your Solicitor does not recommend that you obtain one?
Or is there another reason?
