Just signed a property contract in Victoria? You may have a cooling-off period, but it is important to know that it does not apply to every transaction.

Under Section 31 of the Sale of Land Act 1962 (Vic), eligible purchasers may be able to end a contract within 3 clear business days of signing.

There are important exceptions, including certain auction purchases, commercial or industrial properties, large farming properties and purchases by certain entities.

Before relying on a cooling-off period, make sure you understand whether it applies to your specific situation and when the timeframe ends.
