🚨 New Rental Increase Rule: Rental increases can now only occur once per year for each property, regardless of tenancy or ownership changes. This aims to bring more stability and predictability to renting. 📆

🔍 Investors, pay attention: It is now mandatory to include the current rental price and the date of the last rental increase in a sale and purchase contract. This ensures transparency and helps you navigate the new regulations effectively.

What’s the difference between purchasing as Joint Tenants or Tenants in Common?

‘Joint Tenancy’ is when you own the property jointly, with a 50/50 share. The most important thing to note about purchasing as a joint tenant is that when one of the joint tenants dies, the property will automatically pass to the surviving joint tenant(s).

‘Tenancy in Common’ is when ownership of the property is split. Tenants in Common can have equal, or unequal shares. For example, one individual could have a 1% share and the other could have a 99% share. Should one tenant die, their share does not automatically pass to the surviving tenant(s) and instead, can be left in a will to an individual of their choosing.
