Australia’s rental market remains tight, with Cotality’s Q2 2026 Rental Review showing national rents rose 5.9% over the year to June.

The median national dwelling rent reached $705 per week, while the vacancy rate remained low at 1.6%. Rental listings were also 16.7% below the five-year average.

For property investors, the figures reinforce the importance of selecting locations with sustained rental demand, limited supply and rental income that supports the overall investment strategy.
