Banks front-load their interest — so in the first few years of principal & interest repayments, you're mostly just paying interest anyway. Look at their graphs and you'll see it.
Why do they structure it that way? Because they know most people refinance within the first 3 years.
So if you're planning to refinance early, paying P&I can be almost pointless. Know how the game works before you play it. 📊
