šŸ”„ Build Real Wealth in 120 Days—No Banks. No Permission. No B.S. šŸ”„

If you're sick of waiting for someone else to hand you the keys to your financial future… good. Because you don’t need their permission.

What you need is a vehicle.

One that prints cash, builds legacy, and lets you own your time.

And guess what?

You can do that through real estate. Not in 10 years. Not ā€œsomeday.ā€ I’m talking now. 120 days. First deal done. Period.

Here’s who this is for:

• Women who are DONE with the 9-to-5 hamster wheel.
• Women rebuilding after divorce or a major life reset (you’re not starting over, you’re starting better).
• Women who look at the old rules and say, ā€œNah… I’ll write my own.ā€
• Any woman ready to build legacy wealth and stop playing small.

This isn’t theory.

It’s not another ā€œmanifest and journal about itā€ course.

It’s ex*****on.

Tactical, step-by-step, no-fluff strategies that put keys in your hand and cash in your pocket.

šŸ‘‰ We’re called Chics that Renovate.
šŸ‘‰ Because that’s who we are.
šŸ‘‰ And we get s**t done.

Here’s the guarantee: You will close your first property deal in 120 days.

No ifs, ands, or buts. If it takes longer, we keep working with you until it happens. Simple.

What you get:
āœ… Lifetime access to the full online program (so you can go back and rinse & repeat as many times as you want).
āœ… Templates, checklists, and scripts that cut the guesswork and hand you the system.
āœ… Weekly live coaching calls—because accountability isn’t optional.
āœ… A community of women who get it. Who’ve done it. And who’ll push you to do it too.

āš ļø Not for tire-kickers. Not for dreamers. Only for women ready to ACT
So here’s the call: If you’re ready to stop waiting and start building, DM me with ā€œBOSS.ā€ We’ll see if you’re a fit.

But don’t drag your feet. Spots are limited because we’re hands-on and we care who gets in.

Your life doesn’t change by thinking about it. It changes when you do something about it.

Are you in? Let’s make this your year.

What happens when you finally bet on yourself?
I thought fear would kill my dream.

Turns out, fear taught me everything.
This was the moment I left my FIFO job to go all-in on property.

I didn’t just leave a job.

I left my safety net.
The doubts came hard.

Would I back myself when it got tough?

Would I trust my skills?

Would I hold my nerve when everything felt uncertain?
Fear never leaves.

Same devil. Different level.

Every time you grow, it shows up.
But here’s what I didn’t realise:

Confidence doesn’t come first.

It comes after you move—

After you take the leap.
At the time, people told me:

ā€œJust do a few more shifts.ā€

ā€œIt’s good money.ā€

ā€œYou can always come back if it doesn’t work.ā€
And I almost did.

But I knew I couldn’t grow into who I wanted to be while staying where I’d always been.
So, I said no.

No to the safety net.

No to going back.

And yes—to something bigger.
Was it easy? No.

But I knew I couldn’t run renovation projects from a Minesite in the Pilbara.

I had to be all-in.

My team needed me present.

My JV partners trusted me to deliver.
And slowly, I stopped letting fear make decisions.

It had a voice—but it didn’t get a vote.
Confidence?

That came from showing up, doing the work, and proving I could.
If you’re scared to take the leap?

Fear isn’t a sign to stop.

It’s an invitation to grow.

Writing a scope of work? Here’s how the pros do it šŸ”„
Scope creep kills budgets.

And it usually starts with a sloppy scope of work.

If you want your project on time and on budget, here’s how to nail itšŸ‘‡
1ļøāƒ£ Walk the property—front to back

Note everything. Inside, outside, every room.

Be detailed. Don’t rush.

Even small cosmetic fixes go on the list.
2ļøāƒ£ Be crystal clear

Write it like step-by-step instructions.

ā€œPaint the bedroomā€ won’t cut it.

Say ā€œapply two coats of Dulux Whisper White to all bedroom walls and ceilings.ā€

No guesswork. No surprises.
3ļøāƒ£ Prioritise the big wins

Focus your budget on kitchens, bathrooms, and curb appeal.

List these first in your scope.

External areas count too—first impressions matter.
4ļøāƒ£ List exact quantities

If you want five new light fixtures, write five.

Need doors? List how many and the sizes.

No numbers = messy quotes.

Be specific.
5ļøāƒ£ Plan the order of trades

There’s a flow.

Painters can’t start until walls are repaired.

Flooring waits until painting’s done.

List tasks in order. Add dates if you can.
6ļøāƒ£ Set milestones

Give deadlines for each stage.

Milestones = accountability.

No milestones = blown timelines.
7ļøāƒ£ Review with your trades

Go through the scope together, line by line.

Make sure everyone’s clear before work starts.

No assumptions. No confusion.
Scope creep? Not on your watch.

Write a clear scope and keep your project in check.

How I turned $230,000 into $800,000—my first lesson.
I’ll never forget my first property deal.

It wasn’t glamorous.

But it changed everything.
This fibro shack in Port Hedland kicked off my entire journey.
I’d just won a competition to be mentored by one of Australia’s top property investors.

Twelve months of her time.

Twelve months to learn everything I could.
Then I found it.

A weathered fibro house, blocks from the beach.

I nearly walked away.

ā€œIt’s fibro, it’s ugly, it’s not worth it.ā€

That’s exactly what I thought.
I called my mentor, ready to pass.

She said:

ā€œIf the numbers work, put a contract on it.

We’ll figure out the rest later.ā€
So I did.

I negotiated.

Locked it in at $230,000.
And that’s where the real learning began.
1ļøāƒ£ Renovating on a tight budget

No Bunnings—just a pricey Mitre 10.

I learned to tile a kitchen, paint over ugly bathroom tiles, and stretch every dollar.

Sugar soap became my best friend.
2ļøāƒ£ Adding value without overspending

I ripped up old carpet to find jarrah floors underneath.

Polished them up, and they became a standout feature.
3ļøāƒ£ Understanding location and timing

My mentor knew Port Hedland was poised for a boom.

I didn’t—but I soon figured it out.

Within 30 minutes of putting up a ā€œFor Rentā€ sign, I had a tenant at $400 a week.

And the rent kept climbing.
Three years later, I sold it for just under $800,000.

That fibro shack taught me:

šŸ“Œ It doesn’t matter what a house looks like.

šŸ“Œ It doesn’t matter if it’s fibro, brick, or tile.

šŸ“Œ It only matters that the numbers work.
That deal hooked me.

It showed me what’s possible.

And it set me on the path I’m on today.
