The July 2026 figures show strong interest in North East Tasmania from buyers and renters outside the region, accounting for 88.9% of sales enquiries!

Over the past three months, the median house sale price was $540,000. Properties are still experiencing some price negotiation, with houses selling at an average discount of 8.6% from their original advertised price.

These figures highlight continued outside interest in our region, while also showing the importance of pricing correctly from the beginning.

This campaign is a great example of the importance of reading the market, adapting along the way and trusting that the right buyer will come along.

Originally listed in December at offers over $720,000, the property entered the market in time for what we hoped would be a busy summer period. Unfortunately, that seasonal surge never really arrived.

With some very uncertain economic conditions throughout the sale period, we watched the Bridport property market struggle for momentum. It was not until June that activity appeared to pick up, with renewed buyer interest and several long listed properties beginning to sell.

Throughout the campaign, we consistently received wonderful feedback about the home’s outlook across Anderson Bay and the channel, its position and generous block size.

The property also offered potential for a strata title subdivision, subject to council approval, which could potentially be completed without compromising the main residence’s views. However, this did not generate the level of interest expected. With increasing costs and red tape, developers are currently approaching these opportunities with greater caution.

We also found that many buyers loved the property but were wary of purchasing an older home. The potential cost and ongoing responsibility of upgrading and maintaining an established property proved to be a barrier for some.

Over the six month campaign, we conducted numerous open homes and made three strategic price adjustments. At the final advertised price of offers over $650,000, we successfully negotiated a cash sale for $675,000 with a 30 day settlement.

The purchaser relocated from interstate and collected the keys to his new castle this week!

Congratulations to both parties on a successful sale. A wonderful result achieved through patience, persistence and adapting to the market along the way.

While headlines may be loud about “falling” house prices in the major cities, that isn’t necessarily our story. Our market is driven by different factors, including greater affordability, limited housing supply, strong local demand and interstate buyers seeking the lifestyle regional Tasmania offers.
