When something goes wrong at settlement, the first thing we do is work out your legal position. What are you entitled to? What does the contract say? What are your rights?

Before you can understand why a strata report matters, you need to understand what a strata property actually is.

When you buy a strata property, you are not just buying your apartment or townhouse. You are buying into a shared scheme. That means shared walls, shared common areas, shared finances, and shared responsibility for the upkeep of the entire building.

The strata levy you pay every quarter goes into a fund that covers all of that. And if that fund is underfunded, or if the building has major defects that need fixing, the cost does not disappear. It gets passed on to the owners, including you.

A strata report tells you the financial health of the scheme, any outstanding issues with the building, and whether there are any upcoming special levies that could hit your wallet after you settle.

In NSW, if you’ve been in the country for less than 200 days in the past 12 months, you may be classified as a foreign purchaser. That classification can trigger foreign surcharge duty on top of standard stamp duty, adding thousands of dollars to your purchase costs.
